Constantia, NY -- Need a nice house with lots of water frontage on Oneida Lake? The place at 1013 state Route 49 in Constantia could be it. The asking price? Nearly $4 million.

The ornate Italian-style mansion is one of the biggest and most opulent houses in Oswego County and is the largest house on Oneida Lake. Built in 2003, it is being sold by owner Tino Marcoccia.

If you put 10 percent down, the down payment is $399,900. With that and a mortgage at 5.5 percent interest, the monthly payment is about $20,400 and the taxes for one month are about $2,500.

But look what you get. A total of 2.71 acres, with one acre fronting the lake. The home has 6,722 square feet of living space, five fireplaces, four bedrooms, three full baths, two stories, a family room with a wall of windows looking out onto the lake, a circular driveway, chef’s kitchen, stone patio and fully fenced property.

Debra Mullenax, Oswego County’s director of real property tax services, said the house has the third-highest assessment of any residential property in Oswego County. It is assessed at $1,013,300. The highest residential assessment in the county is a house on DeMass Road in the town of Oswego; it’s assessed for $1,118,400.
